A partnership buyout adds a question a divorce does not: whether the subject is the real estate or a fractional interest in the entity that owns it. Those are different assignments with different values.
The rules that apply

The first is a business valuation; the second is a real property appraisal. The entity interest may be worth considerably less than its proportionate share of the property, and conflating the two is the most common error in these matters.
